THE HONEST BROKER: WHEN IS THE BEST TIME OF YEAR TO SELL?
Historically, the statistics show that the housing inventory increases at spring time. Why is that? Primarily due to the migration of families (buyers) that would like to be settled by mid to late summer. It allows the buyer to find a home, go under contract, close and move in during June or July. Theoretically, this timeline ensures a move during the summer months and has their children starting in school by August. Therefore, if contemplating a move, the best time for a seller to enter the market is in March or April.
Hopefully, the realtor will place the home at an initial offering price at true market value. By doing this, the home is shown to multiple prospective buyers and the home is under contract within 30-60 days. The better the house is positioned on the market, the faster it will go under contract. Selling in the spring is optimal for both the buyer and the seller because the holidays are over and the disruptions for showings don’t interfere with all the festivities and lack of time to always have your home in “showing” condition. The buyer is also more focused in finding a home and allows for a lot less “shopping”. Of course, placing a home on the market during other periods of the year isn’t a negative. If positioned on the market right, a home will sell at any time of the year.
